What it is: Fixly is a single-tenant, web-based property-maintenance operations platform (fixyhq.com) that lets a property-management company run its entire repair-and-maintenance workflow — from tenant issue report through contractor dispatch, on-site work, invoicing, and reporting — in one place, replacing the usual patchwork of email threads, spreadsheets, and phone calls.
Who uses it (three personas):
- Property Managers — log work orders, track jobs across a property portfolio, communicate with tenants and contractors.
- Contractors — receive dispatched jobs, upload photos/notes, mark work complete.
- Admins — manage users, properties, contractor rosters, settings, and reporting.
Core capabilities:
- Work Orders — create, assign, schedule, and track repair jobs against specific properties, with attachments, status, and audit history.
- AI-assisted intake — Anthropic-powered work-order drafting that turns a rough tenant description into a structured, dispatchable ticket.
- Property & Contractor CRM — properties, customers, and a contractor directory with skills/coverage matching.
- Dispatch board — operational view for assigning jobs to the right contractor.
- Reports & admin — portfolio-level operational reporting plus role-based user/system administration.
Tech underneath: Next.js 16 + NextAuth, Prisma 7 on Postgres, R2 for file uploads, deployed via self-hosted GH Actions to sharp-dev.fixyhq.com; secrets in 1Password, transactional email via internal SMTP.
